We own the GPUs, run the clusters, and sell contracted capacity to frontier labs, hyperscalers and enterprises. Any of them may instead take whole halls or buildings under long-term lease and bring their own hardware. The campus is designed so both live side by side.

The platform
Built to NVIDIA's reference from the first hall.

1000 MW of IT load in a 1200 MW facility. Direct-to-chip liquid cooling from day one, racks at 130–200 kW, designed for the current and next GPU generations rather than retrofitted for them.
Operator-grade platform
Bare-metal and VM provisioning, NVLink-domain-aware scheduling, parallel filesystem, conformant Kubernetes, signed firmware, out-of-band management and 24×7 support, built to the NVIDIA Cloud Partner requirements and benchmarked against them.
Compliance as a product
SOC 2 Type II, ISO 27001/27017/27018 and ISO 42001, customer-managed keys, confidential computing, vetted personnel and a tenant KYC regime. For US customers in a third country, this is the feature.

Contracted GPU capacity
Multi-year take-or-pay capacity on hardware we own and operate, with weights-security terms, expansion rights and delivery milestones tied to energization. On-demand capacity as the balance.
Powered shell or turnkey halls
Whole halls or buildings under 10–15 year leases for hyperscalers and labs that bring their own hardware and operations. Power, cooling, fiber and security are ours; the racks are yours.


The first energized block is sized to the anchor customer who contracts it. The campus backbone (land, substation, fiber, permits) is sized for the full gigawatt from the first pour, so every block after the first is cheaper and faster than the one before.

| What privacy law applies? | Costa Rica's Law 8968 is light for infrastructure providers hosting foreign-subject data. Gaps are closed by data processing agreements and certifications, as in every non-EU jurisdiction. |
